Back in 2014, Kyle Hawley had an idea to modernize commercial property maintenance by augmenting it with something similar to IT management:  Coverage, service and minimized disruption for a monthly fee.  At the time, Hawley was CTO at a Southern California based owner & property management company, and while the idea was well received among his partners, no one had the time or inclination to take it on and the idea was shelved.

At the end of 2018, he mentioned the idea to Kyle Anderson, who immediately saw the value and jumped at the chance to begin building a business. In a short period of time, Anderson and Hawley confirmed the big gaps in the tenant – property manager – owner relationship still weren’t being addressed:

  • No procedures nor processes to proactively identify and monitor points of failure.
  • Tenant, Property Manager and Owner roles are reactionary by default.
  • Disputes of responsibility for failure/end of life repair and replacement disrupting business and straining relationships.
  • Deferred maintenance, leading to additional financial burden for the tenant as well as secondary failures, potentially causing further damage to the property and other systems.

The answer = Build a robust, scalable system to provide warranty coverage and documented maintenance processes for building systems. Using Hawley’s IT expertise and Anderson’s project management skills, we’ve done just that. The result provides peace of mind and surety to tenants, property managers and owners/investors alike.
