Why TAP?

What is an Office Warranty?

It is a service contract that covers the repair and/or replacement costs of equipment and appliances, such as HVAC, plumbing systems, electrical systems, roll-up doors and other critical office systems that fail due to normal wear and tear. Put simply, we provide a worry-free response team for business owners by reducing financial risk, business downtime and personal stress associated with office failures. TAP plans go even further by offering a broad range of office care and preventative maintenance services, which free up both time and money so you can focus on your highest priority…running your business.

Why Do I Need a TAP Warranty?

  • Costly and Untimely Repairs: The ultimate risk to business owners is exorbitant repairs that can force you to close your office, like a $9,000 HVAC system replacement or a $4,000 plumbing emergency. Not only can your business be crippled by the high cost of repairs, but also lost revenue due to closure. Unlike mid-size and large companies, most small businesses don’t have deep enough pockets to ride out such emergencies without a significant amount of stress and frustration.
  • Time and Resource Constraints:  Maintenance and repairs begin taking a toll on the business before the work has even begun. Cancelling appointments to spend several hours trying to find reliable and available contractors, sorting through and evaluating bids, clearing your schedule for a 4 hour service window, all the while missing potential business opportunities because you’re not focused on the business.
  • Peace of Mind:  By maintaining your office systems regularly, you can minimize the hassle of repairs and break downs and keep your systems running longer, smoother and more efficiently. For about $3 a day, a TAP warranty covers break downs and offers an additional layer of protection through our system of scheduled preventative maintenance.

As any mechanic will tell you, a $40  oil change beats a $6,000 engine replacement.

By the numbers:

  1. Small business owners love TAP :
    • Warranty premiums are easier to budget compared to large, unexpected repair costs.
    • Your business is protected from unexpected interruptions.
    • Distractions to owners and staff are nearly eliminated.
  2. The average repair cost of major covered systems is over $1500.
  3. TAP plans are designed for purchase by all commercial, industrial, office and office condo tenants & owners for spaces up to 3,000 square feet. Larger office receive custom quotation specific to their needs & systems.

Doesn’t My Lease Cover Repairs?

Typically, no. Business owners who lease are often unaware of the liabilities found in their commercial leases. TAP offers unique protection to commercial tenants. Commercial tenants are more than occupants of office rental space. Most commercial leases (“NNN” or “Triple Net”) bind tenants to liabilities rarely discussed until a costly repair is needed. Many business owners only become aware of their responsibilities after being shocked by an exorbitant invoice for a replacement HVAC unit or other unexpected repair.

Commercial NNN Lease Mandates

  • “Tenants pay for all maintenance of mechanical, electrical, plumbing and other systems within their leased space, plus pay all real estate taxes and building insurance (the three “Nets” or “NNN”)”
  • “Tenants must deliver evidence of a quarterly HVAC service contract to landlords”
  • “Tenants must maintain space and systems in “good order and first-class condition””

State, County or City Fire Marshal Mandates

  • Tenants must maintain fire protection systems within their leased space”
  • “Tenants must produce evidence of annual fire extinguisher certification”
  • “Tenants are responsible for ensuring compliance with all building and fire codes”
